Alliance: Activate

Zillow is building a coalition of backing brokerages

Splits and Caps Daily: Action for Agents

April 28, 2025

📈 Market Move:

Listing Loyalty

Zillow just locked in another win. West USA Realty (3,000+ agents strong) officially backed Zillow’s new “no sneak listings” policy — meaning if you publicly market a property, it must hit the MLS and IDX feeds too. That’s now three big brokerages — NextHome, eXp, and West USA — all lining up behind Zillow’s play for more transparency and a "level playing field."

At the same time, Zillow’s ditching its clunky two-tab search setup in markets without the outdated “no-commingling” rule (thank you, 1990s). Translation: buyers can finally see everything — MLS listings, FSBOs, you name it — all in one clean, simple search. Zillow’s quietly building the experience consumers actually want... and making the old guard look even older.

📊🤔 Agent Poll Results

On 4/25, we asked: Let’s talk power plays. Who’s really running the market right now?

The results are in!

  • 🟦 A) Buyers are calling the shots — it’s negotiation season: 0%

  • 🟥 B) Sellers still think it’s 2021 — good luck changing their minds: 40%

  • 🟩 C) It’s a fair fight — finally feeling balanced: 20%

  • 🟨 D) No one’s winning — it’s a beautiful mess out here: 40%

Keep hustling! Doesn’t matter what their initial mindset is…as long as you make the sale!

🎉 Fun Fact of the Day:

Value Ad: The first American real estate ad ran in 1704... for a mill. No granite counters, no “walkable neighborhood” — just “please come grind wheat here.”

📚 Book Recommendation:

“Sell the Way You Buy: A Modern Approach to Sales That Actually Works (Even on You!)” by David Priemer—Most sales books sound like they were written by robots for robots — all scripts, no soul. This one’s different. David Priemer basically says, “Hey genius, maybe sell to people the way you like to be sold to.” Revolutionary, right?

It’s packed with real tactics for actually connecting with buyers instead of beating them over the head with pitches. If you hate cringe sales tactics (and you should), Sell the Way You Buy is like upgrading your sales brain to the latest version — smoother, smarter, and way more human.

Stay sharp, stay scrappy. Big wins start small.
