Buyers are creeping back in.

Mortgage rates have been basically frozen at 6.76% for three straight weeks. That plateau is giving buyers just enough confidence to poke their heads out—mortgage applications shot up 11% in a week, and home tours are picking up too.

Why? A few things:

  • The Fed isn’t raising rates (finally, some chill).

  • Trade tensions are easing (hello, new U.S.-UK deal).

  • And psychologically, people are getting used to “high but stable” rates.

It’s not a full-blown comeback, but it’s not a ghost town either. Buyers are still picky—demanding more from sellers and waiting for perfection—but the spring season might not be a total dud after all.

Bottom line: Rates aren’t dropping, but they’re not rising either. That alone might be enough to turn a slow season into a salvageable one.
