Cash is King

Rates are down, but the market’s still a cash-only club

📈 Market Move:

Purchasing Power

The housing market’s vibe has officially changed — open houses feel less like feeding frenzies and more like first dates that could go either way. Rates have slid to around 6.3%, builders are finally finishing homes again, and everyone’s whispering “recovery.”

But Redfin just dropped a reminder: not much has really changed under the hood.

Here’s the plot twist — cash is still king. Roughly 29% of U.S. home sales in August were all-cash deals, barely different from when rates were at 7%+. The median down payment hit a record $70K (19%), growing three times faster than home prices.

Translation: the housing “rebound” is being powered by people who were never priced out to begin with. In places like West Palm Beach (43%) and Miami (39%), it’s basically a cash-only club.

So while rates are easing and open houses are less chaotic, the market’s still playing favorites — and the VIP list hasn’t changed.

Bottom line: the next housing “shock” might not be rates at all… it’s realizing the gap between cash buyers and everyone else is the real story.

📊🤔 Agent Poll Results

On 10/17, we asked: With the CFPB potentially shutting down, how are you feeling about compliance and paperwork?

The results are in!

  • B) Nervous — someone explain the rules again: 0%

  • C) Meh — I’ve been winging it anyway: 0%

  • D) Send help… preferably with coffee: 0%

Looks like we’ve got a bunch of rebels in the house — everyone’s cheering for less red tape, more real estate.

🎉 Fun Fact of the Day:

Steal of a Deal: 🏚️ Detroit has neighborhoods where you can buy 5 homes for less than $50K total. The catch: you’ll need a crowbar and imagination.
