Compliance Crackdown
Starting September, it’s share or shut up

Splits and Caps Daily: Action for Agents
May 23, 2025
📈 Market Move:
Listing Lockdown
The MLS crackdown is here, and Redfin's officially suiting up for enforcement starting September. Translation? No more sneaky "public but not on MLS" listings. Redfin’s CEO said it straight: all buyers should see all listings. Simple, fair, and also... probably necessary.
Zillow’s already firing shots — starting June 30, three strikes and your off-MLS listing gets yeeted from Zillow and Trulia for life. eXp and others are clapping. Homes.com, on the other hand, is playing chess — boosting the listings Zillow drops.
Meanwhile, the NAR is catching heat. Over half of industry leaders don’t love how they’re rolling out the new delayed listings rule. Confused comms, mixed opinions, and a whole lot of “wait, what are we doing?” energy.
Big takeaway: MLS transparency is becoming law of the land. If you’re still playing hide-and-seek with your listings, September might be game over.

Natty Light: Homes with more natural light and big windows sell for up to 7% more. Let the sunshine in — and the commissions up.
📚 Book Recommendation:
“Company of One” by Paul Jarvis—Why grow big when you can grow smart?
Most people think success = scaling. More agents, more leads, more everything. But this book flips that script. Paul Jarvis makes the case for staying small on purpose — building a lean, focused business that’s profitable, sustainable, and actually enjoyable to run.
It’s like the anti-hustle hustle book. No fluff, just clear thinking on how to build a business that works for you — not the other way around.
It’s not crowded at the extra mile — take a walk.

The key to a $1.3T opportunity
A new real estate trend called co-ownership is revolutionizing a $1.3T market. Leading it? Pacaso. Led by former Zillow execs, they already have $110M+ in gross profits with 41% growth last year. They even reserved the Nasdaq ticker PCSO. But the real opportunity’s now. Until 5/29, you can invest for just $2.80/share.
This is a paid advertisement for Pacaso’s Regulation A offering. Please read the offering circular at invest.pacaso.com. Reserving a ticker symbol is not a guarantee that the company will go public. Listing on the NASDAQ is subject to approvals. Under Regulation A+, a company has the ability to change its share price by up to 20%, without requalifying the offering with the SEC.
