Data Deal Dismantled
DOJ forces one of America’s biggest landlords to ditch rent-boosting software

Splits and Caps Daily: Action for Agents
August 12, 2025
📈 Market Move:
Rent Rate Reckoning
The DOJ just scored a win in its antitrust fight against RealPage’s rent-pricing software. Greystar — one of the biggest landlords in the U.S. (manages ~950,000 units) — has agreed to ditch the algorithm and stop swapping rent data with competitors.
Why this matters: The feds say RealPage’s “AI” was basically a digital smoke-filled room where landlords coordinated prices to keep rents high. Greystar denies wrongdoing but says it’s playing ball to move on. They’ll also help the DOJ build its case against RealPage, which is still very much alive.
Bigger picture: This is one of the first major battles over algorithms quietly shaping markets behind the scenes. If the DOJ keeps winning, expect more industries to rethink “shared data = smart business” before regulators start calling it “collusion 2.0.”

📚 Book Recommendation:
“The Hype Handbook” by Michael F. Schein — Here’s the deal — most people think hype is a dirty word. Like it’s all smoke and mirrors. But in reality, hype is just attention with a deadline. And if you’re in business — whether you’re selling homes, software, or sourdough bread — attention is oxygen.
Schein breaks down the playbook for creating buzz without being sleazy. Think: how to turn your ideas into movements, how to get people talking before they even know why, and how to make your message stick in a world where everyone’s drowning in content.
It’s not about lying — it’s about framing. Same product, same service, same you… but positioned in a way that makes people lean forward instead of scroll past.
Read this, and you’ll start seeing opportunities to generate hype everywhere — and, more importantly, you’ll know how to make that hype stick.
TL;DR: If you want people to talk about you without having to buy their lunch first, this is the playbook.
Momentum loves movement. Stay in motion.
