📈 Market Move:

Predictive Pricing

Zillow just soft-launched a new feature that’s basically like “Choose Your Own Adventure” for home offers. It’s called Explore Offer Strategies, and it lets buyers see what their odds are for different offer levels—ranging from “weak” to “strong”—before they even talk to an agent.

Here’s the play: Zillow uses its AI and hoarded data to show you whether you’re in a buyer’s or seller’s market, how long homes sit before going pending, and what kind of offer might actually get accepted. Then, just beneath all that predictive insight, surprise! There’s a button to talk to a Zillow partner agent.

Is it a Zestimate 2.0? Not quite. But it’s clearly a move to keep buyers inside the Zillow ecosystem longer—and slide them right into a warm handoff with an agent. Smart. Zillow’s playing chess while a lot of the industry is still figuring out checkers.

Watch this space. A national rollout is likely coming soon.

📊🤔 Agent Poll Results

On 5/16, we asked: Where are your best leads coming from right now?

The results are in!

  • A) Social media – DMs = dollars: 25%

  • B) Referrals – Old-school, still undefeated: 50%

  • C) Open houses – Face-to-face wins every time: 25%

  • D) Paid ads – If it scales, it sells

A little something for everyone! Thanks for the feedback!

🎉 Fun Fact of the Day:

Conservation Competition: In some towns, protected wildlife — like ducks or endangered owls — can halt a development indefinitely. You could have a $10M budget… and still lose to a bird.

📚 Book Recommendation:

“How to Get a Meeting with Anyone” by Stu Heinecke—Look, gatekeepers are real. Whether you're chasing clients, investors, or that dream collab, the biggest hurdle isn't convincing them... it's getting in the damn room.

Stu Heinecke’s book is basically a playbook for breaking through the noise. We're talking creative, borderline outrageous tactics that actually work — like sending a cartoon, a personalized video, or even a custom gift so specific it has to get their attention.

This isn’t spammy sales junk. It’s high-level strategy for anyone who needs to connect with high-value people — aka every real estate agent trying to land a whale client, every broker pitching new developers, every marketer chasing partnerships.

Read it. Use it. Book the meeting.

You don’t need more time, you need more focus.
