So here’s the curveball: The Fed cut rates this week (yay), but instead of mortgage rates dropping further, they actually ticked up (boo). On Sept. 16, we hit 6.13%—the lowest in a year. By Sept. 18? Back up to 6.37%.

Why? Investors already priced in the Fed cut and then freaked out over new unemployment data. Fewer people filing jobless claims = economy looks hotter than expected = less urgency for more cuts.

Still, rates are near year-lows, and refis are spiking. Buyers? Not so much. Affordability is still the villain of this market. Prices are up 2.2% year-over-year, but there’s talk of a “shadow inventory” that could flood the market later this year and finally push prices down.

Translation: we’re in a waiting game. Sellers are sitting on the sidelines, buyers are still squeezed, and everyone’s staring at Jerome Powell like he’s holding the cheat codes.
