Applications to buy homes jumped 6% last week, up 31% from last year — the strongest start to November since 2022. Meanwhile, refinance demand dipped 3%, but it’s still 147% higher than a year ago (because rates were way uglier back then).

Bottom line: even with rates stuck in the mid-6s, buyers are back in the ring. The smart ones are using this season’s lull to negotiate while others hibernate.
