You know what happens when the market gets tough? The tourists leave, and the locals double down.

That’s basically what NAR’s latest member survey is showing.

The average agent is now 57 years old (up from 55), has 12 years of experience (up from 10), and is hanging tough. Meanwhile, newer, younger agents are heading for the exits. Only 11% are under 40 — that’s down from 17% last year. And agents with two years or less of experience? Down from 18% to 15%.

Translation: the newbies are struggling, and the old guard isn’t going anywhere.

Despite low sales volume (just over 4 million homes sold — the lowest since 1995), income actually ticked up to $58,100, and most agents (74%) say they’re “very certain” they’ll still be in the game two years from now.

One possible bombshell? NAR’s bracing for a drop of 150,000 agents by year’s end. If that happens, they’ll shrink from 1.45M members to around 1.2M by 2026.

So what’s the move?

Simple: survive. If you’re still standing in a market like this, you’re already ahead of the curve.
